Annual Fees
Annual Fees (also referred to as Maintenance Fees, Annual Dues or Assessment) are essential to supporting your ownership and the maintenance of your timeshare. These fees cover a range of costs, including operational and administrative expenses, property maintenance and refurbishments, real estate taxes and insurance. Annual fees are based on association specific budgets, using actual cost reviews, anticipated expenses, and long-term planning projections to maintain the quality and value of your timeshare investment.
Association budgets are currently provided to owners with their Annual Maintenance Fees billing. The budget and Association specific updates are also available on-line by logging into your account and downloading the Association specific My Massanutten Owners Newsletter.
Annual Fee Schedule
Ownership Weeks 1-26 & Floating
Mid-November | Annual fee invoices are distributed via mail.
January 1 | Annual fees are due. If you have an upcoming January reservation, your fees must be paid in full prior to arrival.
Last Business Day of January | Full payment must be received by this date to avoid penalties. Late payments are subject to a $25 late fee, and finance charges of 1.5% per month will begin to accrue on outstanding balances.
March 15 | Final deadline for payment arrangements. Accounts not in good standing by this date will be referred to a third-party collection agency, resulting in additional charges of approximately 33%. To avoid these fees, contact the Owners Association to establish a payment plan in advance.
